We use the term “Direct Real Estate Exchange” to describe the selling of one property and the purchase of another.  Most commonly, this involves two primary residences that would not fall under the 1031 exchange rules.  Like 1031 exchanges, there are a number of important factors to consider, including cost basis, appreciation and value of the property being sold, capital gains allowance, and the amount of time you have lived in the home.
